The rental amount must be paid in full before the start of the rental period.

Cancellation and modification of the reservation

Cancellation and modification terms

Cancellations must always be made in writing by email. If the cancellation is made at least 28 days before the start of the accommodation, the advance payment, which is 50% of the rental price, will be retained. If the cancellation is made later than 28 days before the start of the accommodation and the villa cannot be re-rented, the full amount will be charged. 

Renter’s right to cancel the reservation

In the event of force majeure, the renter may cancel the reservation. In such a case, the customer is entitled to a full refund of the amount paid to the renter. The renter is not liable for any damage caused to the customer by an unforeseeable force majeure event or a similar reason (e.g. power cuts, epidemics, natural phenomena, official regulations) that is not due to the renter and whose consequences the renter could not reasonably have prevented. 

If the reservation has to be interrupted due to disruptive behaviour by the customer or the customer’s guest, no payments will be refunded. 

If the customer does not make the payments on time, the renter may cancel the reservation without separate notice.

COVID-19

Restrictions caused by the COVID-19 (coronavirus) epidemic, global or local travel restrictions, do not constitute a force majeure situation, as the restrictions imposed during the epidemic are not unforeseeable. The normal cancellation and reservation terms above apply to cancellations caused by COVID-19.

Remarks and complaints

All remarks and complaints related to the villa must be addressed without delay as soon as they arise and during the reservation period directly to the owner of the villa. If the customer does not report any deficiencies noticed during the rental period to the owner immediately, the villa is considered to be in the condition agreed in the contract. 

Villa rules

There are neighbours near the villa and the area has quiet hours from 22:00 to 08:00. Neighbours must be taken into consideration especially between 22:00 and 08:00, during which time noise disturbing the neighbours and the use of the hot tub are prohibited. Playing music outdoors is prohibited. Normal outdoor stay is, however, allowed after 22:00.

The villa may be used by at most the number of persons specified when making the reservation, both for staying and overnighting. The use of a caravan or tent on the property of the holiday destination without permission is prohibited.

Pets are not allowed inside the villa.
